1. Agreement and Eligibility
These Terms govern your use of the ThaiCondoAI website, mobile applications, AI Search channels, and related services (the "Service"), operated by JulianDurian LLC. By using the Service or purchasing a plan, you agree to these Terms and our Privacy Policy. You must be at least 18 years old and legally able to enter this agreement.
2. Search and Referral Service
ThaiCondoAI is a paid property search and information service. It indexes permitted third-party listing data, supports classic and AI-assisted search, maps, favorites, saved searches, alerts, comparisons, and property intelligence, and refers you to the original listing source or an authorized external contact channel.
- Public pages may show limited, indexable listing teasers.
- Full search, maps, details, source access, and licensed direct contacts require an active subscription.
- ThaiCondoAI does not provide user-to-owner or user-to-agent messaging.
- ThaiCondoAI does not accept inquiries, check availability, arrange viewings, book property, create or sell leads, publish provider listings, or process real-estate transactions.
- Support tickets to ThaiCondoAI remain separate from property-source communication.
We are not a broker, agent, landlord, property manager, fiduciary, escrow provider, or party to any rental, purchase, viewing, or other transaction.
3. Sources and Outbound Links
Listings identify their source and freshness where permitted. The primary action on a full listing opens the original source. Phone, email, LINE, or WhatsApp may appear as secondary external actions only when the applicable source rights allow them.
- Outbound destinations are resolved only after subscription, source-rights, and safety checks.
- Each outbound action is recorded for reliability, attribution, and service measurement. The measurement event excludes the destination URL, contact value, search text, and direct user identifier.
- If measurement cannot be recorded, the Service will not open an unmeasured destination and may ask you to retry.
- After you leave ThaiCondoAI, the third party's terms, privacy practices, content, and availability apply.
Source status and permissions can change. We may remove, reduce, pause, or stop indexing any source or listing without notice when rights, freshness, safety, or quality checks fail.
4. Subscriptions
Consumer subscriptions are offered monthly in Thai baht, including applicable VAT:
- Search — ฿299/month: 20 monthly AI credits, up to 5 saved searches/alerts, comparison of up to 3 listings, and source, freshness, and basic THB/m² intelligence.
- Pro — ฿799/month: 80 monthly AI credits, up to 25 saved searches/alerts, comparison of up to 10 listings, plus yield, area, deviation, and AI comparison intelligence.
- Both plans include unlimited classic search, maps, full listing details, permitted source links, and licensed direct outbound contact channels.
There is no free trial, welcome-credit grant, annual plan, or monthly-credit rollover. Access requires a current entitlement. A cancellation remains active until the end of the paid period; missing, expired, unpaid, or past-due entitlements do not unlock paid features.
5. AI Credits and Top-ups
- Every successfully delivered generative AI action costs exactly one credit.
- A failed delivery or an idempotent retry of the same delivered result costs no additional credit.
- Monthly credits are used before top-up credits and reset to 20 or 80 after a successful subscription renewal.
- Unused monthly credits do not roll over.
- Top-ups cost ฿149 for 10 credits, ฿349 for 30 credits, or ฿899 for 100 credits, including applicable VAT.
- Top-up credits require an active subscription, do not expire while your account exists, and become dormant whenever your subscription is inactive.
- Credits have no cash value, are non-transferable, and cannot be used outside ThaiCondoAI.
6. Accounts and Acceptable Use
You are responsible for accurate account information, credential security, activity under your account, and promptly reporting unauthorized access. One personal account may not be shared or sold.
You may not:
- Use the Service unlawfully, fraudulently, or to harm another person.
- Scrape, bulk-export, republish, resell, or build a competing dataset from protected listing content.
- Circumvent paywalls, rate limits, source controls, rights policies, security controls, or credit accounting.
- Probe for raw source URLs or contact values, automate outbound clicks, or misuse licensed contact channels.
- Submit malicious prompts, code, files, or content, or interfere with Service operation.
- Use AI output as a substitute for professional legal, tax, financial, engineering, or real-estate advice.
7. AI and Property Information
AI results, scores, summaries, comparisons, forecasts, translations, and market metrics are probabilistic information generated from available data. They may be incomplete, stale, or wrong. Listing availability, price, ownership, legal status, dimensions, condition, yield, fees, address, and contact details must be independently verified with the original source and qualified professionals before you act.
8. Billing, Cancellation, and Refunds
Web payments are processed by Stripe. Native purchases are processed by Apple or Google and synchronized through RevenueCat. Store purchases are also subject to the applicable store terms and refund process. Taxes and final amounts are shown before confirmation.
- Subscriptions renew monthly until canceled through the billing provider that sold the subscription.
- Cancel before renewal to avoid the next charge. Cancellation does not normally create a partial-period refund.
- Restore Purchase may be used to recover an eligible native entitlement associated with the same store account.
- Refunds, chargebacks, and statutory cancellation rights are handled as required by applicable law and provider rules.
- We may correct pricing or credit-accounting errors and will not fulfill a payment that fails provider validation.
9. Intellectual Property
ThaiCondoAI software, branding, original interface, and original analyses are owned by JulianDurian LLC or its licensors. Listing text, images, marks, and contact information may belong to their source owners and are displayed only under the applicable rights policy. No ownership is transferred to you.
10. Privacy
Our Privacy Policy explains what data we process, including account, search, purchase, support, AI-channel, operational, and outbound measurement data. ThaiCondoAI does not forward your search text or account identity to a listing source through the outbound measurement event.
11. Availability and Termination
We may maintain, change, suspend, or discontinue features, listings, sources, channels, or plans. We may restrict or terminate an account for breach, abuse, fraud, security risk, legal requirements, or provider restrictions. You may stop using the Service and request account deletion at any time, subject to legally required billing and tax retention.
12. Disclaimers and Liability
To the maximum extent permitted by law, the Service is provided "as is" and "as available" without warranties of accuracy, availability, fitness, title, non-infringement, or transaction outcome. We do not guarantee any listing, source, external contact, AI output, investment return, or property transaction.
To the maximum extent permitted by law, JulianDurian LLC will not be liable for indirect, incidental, special, consequential, exemplary, or lost-profit damages arising from the Service, third-party sources, contacts, or transactions. Nothing in these Terms excludes rights or liability that cannot legally be excluded.
13. Changes
We may update these Terms for legal, security, provider, or product changes. Material changes will be communicated through the Service or account contact where appropriate. Changes apply prospectively from their stated effective date.
14. Governing Law and Disputes
These Terms are governed by the laws of the State of New Mexico, United States, without regard to conflict-of-law principles, except where mandatory consumer law provides otherwise. Before filing a claim, please contact us so we can try to resolve it informally. Exclusive forum and waiver provisions apply only to the extent permitted by applicable law.
